Lending Partner Terms:

  • Minimum $50,000
  • 6,12,24 month contract length
  • Interest of 6-10% paid to you
  • Balloon payments at end of terms
  • Rehab draw fees of $99 paid to you for each draw
  • Attorney draws up papers (paid by us)
  • No closing or hidden fees ever

Equity Partner Terms:

  • Minimum $150,000
  • Term length variable
  • Equity terms variable depending on your experience as an investor
  • Equity paid out at home sale
  • If a rental, you receive a monthly check for your equity portion
  • Rehab draw fees of $99 paid to you for each draw
  • Attorney draws up papers (paid by us)
  • No closing or hidden fees

3rd party attorneys not affiliated with Rocking Porch Homes (or paid by us) handle all the paperwork. You may have your own attorneys look over the paperwork as well.

How we work:

  • We like to work fast
  • We keep you updated weekly with pictures and/or texts/phonecalls
  • We let you know of any issues as they come up whether title or rehab problems

Most importantly…

You get paid before us.

Rehabbing and buying homes isn’t our only source of income. We have businesses outside of real estate.

Meaning, we take care of you first before we put any money in our pockets.

How that looks: Sometimes unexpected expenses happen when rehabbing properties or holding a rental. That can eat into profits as you know.

We would do our very best to make sure you receive your funds back first before we touch anything. That’s because we want to build a long-term relationship with you.
